Role Description
JNR is seeking a full-time Director of Finance based in Newton, MA. The Director of Finance will report directly to the CEO and be responsible for JNR’s corporate accounting, asset-level accounting, fund accounting, auditing, cash management, investor distributions, and compliance to ensure accurate cash flow tracking and optimization of the company's financial health. The ideal candidate will be a strategic thinker and problem solver, an excellent communicator, and capable of providing sound financial advice to support the company's long-term growth and success.
Key Responsibilities
· Manage all accounting activities related to various Funds to ensure accuracy, consistency, and timely reporting of financial results each month, each quarter, and year-end.
· Oversee Fund investment close, manage capital calls and distributions, provide Limited Partnership Agreement (LPA) and LLC OA support, lead efforts in investment valuation, support for Net Asset Value (NAV), audit and risk management, etc.
· Directs the preparation of all financial statements, including income statements, owner/operator operating statements, cash flow statements, balance sheets, shareholder/investor reports, and tax returns, and directs the timely completion of all local, state, and federal financial filings.
· Manage asset-level accounting, cash management including ACH/Wire transfers, managing monthly cash flows/distributions to all investors, managing bank accounts (opening, closing, negotiating fees, etc.), compiling, certifying, and submitting lender-required financial packages, and reviewing asset financials.
· Responsible for investor relations reporting, including distribution waterfalls (quarterly), audit distributions, managing K1s and tax returns with the CPA, and investor communication.
· Support all compliance activities with an ongoing focus on blue sky filings and anti-money laundering strategy.
· Communicate effectively with external partners for Tax, legal, banks, fund accounting, Tax consultants, Tax abatement, cost segregation, etc.
· Design, implement and operate robust financial systems to review financial performance (budget vs forecast vs actual) on a timely basis and make all necessary process/system improvements to all financial operations.
· Works with all JNR executives to coordinate planning, establish financial priorities, analyze operations toidentify areas in need of growth, reorganization, downsizing, or terminations.
· Be part of the due diligence and investment teams investigating potential acquisitions anddispositions of investment assets including financial, legal and lender review.
Qualifications
· Bachelor’s degree in finance, accounting, or related field, and a CPA certification or equivalent.
· Must have a strong Finance or Fund operations background, particularly within the Real Estate Private Equity sector.
· Experience in investment management and supporting functions such as tax, legal, treasury, finance, compliance, accounting standards, regulations, risk, and insurance is highly valued, whether gained internally or through third-party providers.
· Experience in Complex real-estate entity structures and their related financial accounting requirements.
· Must possess a keen understanding of investment valuation, be able to thrive in a matrixed reporting environment, and be committed to driving solutions and achieving outcomes.
· Top-notch interpersonal and relationship-building skills, enabling you to engage effectively across various functions. A detail-oriented approach, combined with a strategic business perspective and excellent written and presentation skills, will be key to your success.
· Proficiency in accounting and financial software, such as Inn-flow, M3, NetSuite, QuickBooks, etc.
